Replacement / Lost or Stolen

Access to the clubhouse is by electronic key fob only. One key fob is issued to each unit. Units with multiple owners or used as rental unit, should leave the key fob assigned to the unit. If you have recently purchased a unit in the community, the seller should have past the clubhouse key fob to the new owner. Replacement (not additional) key fobs can be obtained from Advantage Management and the replacement cost is $50.00. When a key fob is reported lost or stolen, it will be deactivated before a new one is issued. Advantage Management will send a new key fob once payment has been received.

Clubhouse and Portside Park Pavilion Rules and Regulations:
 

  1. The Great Room / Meeting Room in the clubhouse and Portside Park Pavilion will be available to Northshore residents and their accompanied guests, via reservation only. Reservations will be allowed in 4 hour increments.

  2. A maximum of two reservations per month per home are allowed for these amenities. A refundable cleaning deposit of $150 is required to secure your reservation.

    1. Reservations will be first come first serve.

    2. No reservation request can be made more than 60 days in advance.

    3. Wet persons are not allowed in the Kitchen/Great/Meeting Room areas.

    4. All guests must always be accompanied by a Northshore resident. Owners are required to clean up after themselves and their invited guest after their use of these amenities. This will help us keep our facility in top condition and allow us to keep the weekly cleaning costs as low as possible. Failure to clean up after yourself will result in the forfeiture of the cleaning deposit. A list of cleaning chores for each area are in the kitchenette.

  3. Special considerations will be taken for the Clubhouse or Portside Park Pavilion reservations on the following major holidays or events:

    1. Thanksgiving, Christmas Day, New Year’s Eve, New Year’s Day, Easter, Memorial Day, 4th of July, 24th of July, Labor Day, and the Super Bowl – These will be determined by a random drawing 45 days before the date of the event. Names will be drawn at random from the list of residents who have asked that their names be placed in the drawing no more than 90 days and not less than 45 days before the event date.

  4. The Northshore also has several picnic pavilions within the community. The main large pavilion in the pool area is first come first served and is meant to be shared. Food is not allowed near the pool and must be kept at the pavilion. If food becomes a problem the Board will adopt rules to remove this allowance.

  5. No bounce houses in the clubhouse or outside on the common areas.

  6. No alcohol/glass bottles at the clubhouse/pool.

  7. No smoking within 25FT of any structure.

  8. No animals inside the clubhouse/pool. In regard to emotional support animals - you MUST send in their papers to verify that it is an authorized animal.

  9. No hanging decorations or pinata’s from the fixtures.

  10. The Clubhouse is cleaned once per week. However, if you find anything amiss or needing attention, please contact Advantage Management immediately at 801-235-7368 or hoahelp@amres.co
     

Pool / Splash Pad Rules and Regulations:
 

  1. One Key to access the Clubhouse and Pool will be provided to each Lot in the Association. Additional keys will not be issued or purchased. If lost a replacement key will be charged at $75.00 each time it is replaced.

  2. Every resident over 8 years old will receive a photo ID. ID cards must be kept with resident when at the pool. Any resident over 8 years old without a photo ID will be asked to leave the pool.

  3. Guests must always be accompanied by an owner. A limit of 6 guests per home at the pool allowed at any time. Each family will be provided 6 wristbands that must be worn by the guest at all time when in the pool area. Guests without wristbands will be asked to leave the pool and not return.

  4. Pool Access will be added to all Resident Keys from 5 a.m. to 10 p.m. daily beginning of the Saturday before Memorial Day and ending the Tuesday after Labor Day each year.

  5. Children under 14 years of age must always be supervised. Children/Infants still in diapers or not toilet trained must wear swim diapers AND plastic waterproof diaper covers at all time when in the pool or using the splash pad.

  6. Use of the facility and equipment is at your own risk.

  7. Access between the pool and clubhouse is limited to the door next to the bathrooms. Wet people or pool items are not allowed beyond the restroom area. Wet persons are not allowed int he Great / Meeting Room of the clubhouse at any time. People found abusing this policy will be asked to leave and not return.

  8. The pavilions and tables within the pool/splashpad area are first come use. Food must stay at the pavilion and is not allowed around the pool or splashpad area.

  9. The Swimming pool may not be reserved for any private event

Clubhouse Reservations

Please double check your web portal’s calendar for availability. The clubhouse in your community is available on a first come, first served basis for homeowners in good standing.

If you are renter, please see the communities calendar for availability.

To reserve the clubhouse please follow the instructions below. You will receive a confirmation email 24-48 business hrs after your request has been submitted. Once approved your event will be placed on the calendar on your web portal. Please note that just calling or emailing us to see if the date is available does not confirm your reservation. You must fill out the form below and we must receive payment before your reservation is confirmed.

​There is a $150.00 (refundable) deposit for a 4 hour block of time. The time reserved includes your setup, take down, and cleaning time.

To Reserve the Clubhouse

To reserve the clubhouse, please select whether you are a Homeowner or a Renter. Please follow the instructions.

Homeowner

Homeowners will need to log into their web portal at northshoresaratogasprings.com to make a clubhouse reservation request. If you have any questions about your web portal, or how to login, please reach out to our office at 801-235-7368 or email us at hoahelp@amres.co.


Once you are logged into your web portal go to the "My Items" tab located in the left sidebar. Click on "Submit a Request" and then select "Reservation Request." Fill out the form located on this page. You will receive a confirmation email 24-48 business hrs after your request has been submitted. If you do not get a confirmation please email us at hoahelp@amres.co.

The clubhouse in your community is available on a first come, first served basis for homeowners in good standing.

Renter

For renters interested in booking the clubhouse, please CLICK HERE to access the reservation form. After submitting the form, expect a confirmation email within 24-48 business hours. In case you don't receive it, kindly contact the association at hoahelp@amres.co.

 

Remember, the clubhouse is allocated based on a first-come, first-served policy.

Cancel a Reservation

To cancel a reservation, please email us at hoahelp@amres.co with your name, property address, community name, and the date of your reservation. Please cancel at least 3 days prior to the reservation date for regular dates and 7 days in advance for Holidays.
